Denmark's ATP revamps property strategy as portfolio nears milestone

With its real estate arm edging closer to the DKK 50 billion milestone, Denmark's biggest pension fund has adapted its property strategy to the Danish market and is looking at one area in particular to capitalise on its skills. ATP Ejendomme, the real estate arm of Danish statutory pension fund ATP, has taken a big step away from its traditional core investments and in future will focus on project development, particularly in the residential sector. In doing so, the pension fund ­ which invests solely on the equity side for real estate and has quite strict risk management requirements ­ is opting not to compete with investors who can gear up on favorable credit terms.
